Responded to concerns of excessively hot (scalding) water from an aging 40-gallon gas water heater. After evaluating the system and safety risks, replaced the existing gravity-vent water heater with a new 40-gallon gas unit to restore safe and reliable hot water operation.
Diagnosed a failed 14-year-old water heater after the pilot wouldn’t stay lit and found a faulty burner assembly and flame sensor. Replaced the unit with a new 40-gallon gas water heater, installed a new ball valve and updated venting, then tested the system to confirm reliable hot water was restored.
Repaired a leaking main floor toilet that was draining from the tank into the bowl by replacing the worn 2-inch flapper. After installation, the tank filled and held water properly, restoring normal operation without the need for a full replacement.
