Replaced the leaking tank water heater under manufacturer warranty and installed a new pressure-reducing valve to control house pressure. Turned the system back on, bled air, and checked for leaks; everything looked good.
Found the exterior shutoff seized, opened the wall, and repiped the area with two new premium stop-and-waste valves and fittings. Turned water back on, checked for leaks, then refilled and restarted the water heater after bleeding air.
Inspected the master shower and found water staining behind the trim plate but no active plumbing faults. Recaulked around the faucet/trim to seal the leak and advised on future remodel plans.
